UNDER CONSTRUCTION Site plans have been approved for a new townhome development at 3464 Pittard Road. Property was rezoned and annexed into the City in July 2003 for 30 townhomes. Property is zoned RM and consists of 6.6 acres. Property is traversed by a Georgia Power Overhead Power Line Easement. Developer is Jon L. Roby, Inc. and he may be reached at 678-473-1350. | TOWNE PARK PLACE -
UNDER CONSTRUCTION Site plans have been approved for one multi-story building associated with the townhome development off Hill Street in downtown Duluth. The townhomes are currently under construction, model unit is available for viewing. Building was approved in rezoning for 16 residential condo units. Engineer of Record is Q-B Engineering. Architectural drawings have been submitted and will be reviewed by the CPD-C review board on November 6th. Owner is Dan Woodley Communities who may be reached by calling 404-504-9324. Sales office is located in the Duluth Festival Center. Architectural plans for the building were approved by the CPD-C review board on 11/6/03. |

UNDER CONSTRUCTION Site plans for ParcView North being developed by SST Development have been approved for a new 6.0 acre subdivision on Bunten Road. Project was zoned PRD in March 2003 for 22 single family detached homes. Final plat has been approved and construction of homes has begun. Builder is Windcrest Homes of Lawrenceville. |

| SUGARLOAF RIDGE -
UNDER CONSTRUCTION Grading plans have been approved for the property that was annexed under case A#0131-03 in October 2003. The plan show grading activity on a portion of the property fronting on Buford Highway and Old Peachtree Road for townhomes and single family detached homes. The commercial portion is not included in this submittal. Contact is Jeff Endres with Pulte Home Corporation, 770-381-3450. Engineer of Record is Travis Pruitt & Associates, Andrew Blakey, at 770-416-7511. A blasting permit was issued by the Gwinnett County Fire Marshal's Office to JP Contracting. The City does not regulate blasting, it is regulated by the State Fire Marshal's office. All complaints should be directed to the contractor directly. |

UNDER CONSTRUCTION Spohntown Corporation is the developer of Olde Towne Village in the Olde Towne Duluth area on Rogers Bridge Road. Spohntown is also building these upscale homes with an adjoining the country club, tennis court and swimming pool. Homes sites still available, if interested you may call the developer at 770/232-1995. This development is the first example of a "neo-traditional" development in Duluth. Emphasis is taken away from the vehicle and placed on pedestrians. Garages will be found to the rear of the homes. |
