Building Permits
For New Single Family Construction Permits:
- Application for Building Permit
- Permit Fee
- House Location Plan (required on all lots)
- Residential Drainage Plan (if required)
- Tree Calculations
- Energy Code Affidavit
- Residential Erosion Control Affidavit
- Water & sewer permits from Gwinnett County
- House Plan (if house exceeds 3000 SF, plans must be reviewed first)
For New Commercial Structures, Towers and Multi-Family Construction Permits:
- Approved Site Plan by the Planning Director
- Plans approved by Gwinnett County Fire Marshal (678/518-6100)
- Plans approved by Gwinnett County Environmental Health (food prep only)

- Application for Building Permit
- Permit Fee
- Review Fee
- Erosion Controls must be installed, Site stabilization
- Detention Pond must be installed and functioning properly
- Georgia State Energy Code Application
- Water and Sewer permits from Gwinnett County
- Exterior Building Elevations and Materials must be approved by the Director of Planning & Development
For Commercial Interior Finish, Renovation, Remodel Construction Permits:
- Plans approved by Gwinnett County Fire Marshal
- Plans approved by Gwinnett County Environmental Health (food prep only)
- Plans approved by Gwinnett County Public Utilities (certain uses only)
- Application for Building Permit
- Permit Fees
- Review Fees
For Residential Addition, Deck, Accessory Buildings Construction Permits:
- Survey of Property showing location of existing and proposed structures
- Application for Building Permit
- Permit Fee
- Construction value of $300 or more required a permit
- Accessory buildings less than 32 square feet without electrical, heating or plumbing
- does not require a permit
- No review required
For Walls, Retaining Walls, Monuments, Fences, greater than four feet in height (that are not covered under a site development permit):
- Plan stamped by a Professional Engineer licenses in Georgia
- Site Plan showing proposed and existing structures
- Application for Building Permit
- Application for Sign Permit
- Permit Fee
- Fences and Walls less than four feet in height do not required a permit
- No Fire Marshal review required
- Fences within a front yard require an Administrative Variance
For Residential Swimming Pool Permits:
- Site plan showing proposed and existing structures
- Must be in rear yard
- Must be surrounded by a fence with a self-latching gate
- Application for Swimming Pool Permit
- Permit Fee of $100.00
- Pools containing 24 inches or water or less do not required a permit (decorative ponds)
For Residential Basement Finish, Remodel, Renovation, etc. (where there is no proposed expansion of the dwelling) Construction Permits:
- Application for Building Permit
- Permit Fee
- Square Footage
- Value of Construction
- No further review required
